About the Role
Responsibilities:
This position functions as the maintenance technician for Dynamic Services managed properties
Maintenance technicians must be able to work independently, manage time efficiently, and provide excellent customer service to residents
Repair or replace defective equipment parts, using hand tools and power tools, and reassemble equipment
Perform routine preventive maintenance to ensure equipment continues to run smoothly, building systems operate efficiently, and/or the physical condition of buildings does not deteriorate
This position will be responsible for the day-to-day maintenance for multi-family complex
Inspect, test, diagnose, and repair building systems and equipment
Basic carpentry skills to repair and or replace, doors, windows, drywall, flooring, and woodwork
Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, wrenches, weed eater, and hedge trimmer
Inspect, operate, and test machinery and equipment to diagnose machine malfunctions
Paint and repair roofs, windows, doors, floors, woodwork, plaster, drywall, and other parts of building structures
Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc
Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds and locks
When needed perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves
Occasionally perform custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas
Operate 4-wheeler and mower as needed
Engage in seasonal work such as snow removal and yard care
Some of these jobs may consist of mowing and weeding of the yards and gardens, and snow removal during the workweek
Occasionally repair soffits and downspouts
Keep accurate records regarding preventive maintenance, work orders, annual inspections, inventories, and purchase orders
Periodically inspect all units, buildings and common areas, performing repairs and janitorial assistance
Make sure storage areas and entrances are locked and adequate lighting in all areas is maintained
Pick up trash in common areas of the buildings and on the grounds of the property as needed.
Replace worn or damaged parts such as hoses, wiring, and belts
Must be aware and conform to all safety requirements while working on the properties and operating motor vehicles (OSHA)
Perform all other duties assigned and those that may be necessary to achieve company and departmental goals
Maintain pool and chemical safety. Pool Certification is a plus but not required.
Candidates must be able to perform activities that require considerable use of arms and legs, such as; climbing, lifting, balancing, walking, stooping, laying, and handling of materials; must be able to lift at least 75 lbs and work in many different environments for extended periods of time.
Requirements
This position will be responsible for the day-to-day maintenance and provide excellent customer service to tenants. Will work on average 40 hours per week. At a minimum, the ideal candidate will have the knowledge to be able to:

Regular and consistent attendance
High School Graduate or General Education Degree (GED) and/ or 1-2 years related experience
Job Skills Required:
Light electrical – Replace lights, fans, GFI’s, etc. and problem solver
Light plumbing – Troubleshoot leaks, unclog sinks and toilets, install new toilets, faucets, etc.
Heating/HVAC – Troubleshoot air conditioning units, boiler systems, furnaces and hot water heaters
Basic framing, installation of sheetrock, patchwork with sheetrock and plaster, installation of doors and windows, painting
Flooring repairs and laminate flooring installation

Hours of Operation:
9 AM to 5 PM Monday thru Friday
